Full Management Service
Our full management service is designed to make letting your property as simple, safe
and profitable as possible for you. Our two main objectives are to safeguard your
property and maximise the rental return. The basic framework is as follows:

Full Management
Your original registration fee and is applicable to all landlords, other than “rent
collection only”, of £125 +VAT goes towards:
Visit and do a preparation check of your property and decide on a rent level that
is acceptable, take photographs and create a description.
Advertising: Web sites include DPM, Citylets, Fish4lettings, s1homes.com and others.
Notice boards can be erected, in-house (paper) advertising – given and sent to prospective
tenants and text notices to registered interested parties etc.
Arranging and accompanied visits to your property.
Completing reference checks on tenants
Drawing up the AT5 and Short assured or company lease
Creating the inventory
Completing the move in checks
Subsequently a 10% + VAT charge is made on the rental received. This covers:
The collection of rent
The subsequent payment to you, the landlord
Chasing of rent
Our professional advice on situations
The checkout service and subsequent return of the deposit
All letters and processes involved in the above
All management issues including visiting the property regularly, actioning repair
works as necessary, arranging the invoices and administration.
Please note that legal costs if incurred will be the landlord’s liability but the
company will provide its time and effort to minimise these where possible. Also
the statutory checks and insurance is a landlord cost. Landlords should also
be registered as a landlord with the relevant authority.
Tenant search only
The company charges 8% + VAT of the term’s rent as a fee for finding a tenant.
This is less than one months’ rent for a 12 month lease. For this we will visit
to determine the rent level, take photographs, create a description, find an acceptable
tenant and create an inventory, lease and AT5.
Rent collection only
The company charges 4% + VAT of the monthly rent to collect, chase and to pay you
the rent.
