What can you expect from Dunedin Property Management?
DPM have been looking after properties for 8 years. The company specialises in properties
in the East of Scotland but has some flats in Glasgow under management too.
DPM are bonded members of ARLA, the Association
of Residential Letting Agents.
DPM have a dedicated and professional staff dealing with both landlords and tenants
and questions on most subjects can be answered speedily and efficiently.
So what can you expect from a DPM flat.
Each property will be checked prior to you collecting the keys. The check looks for
damage since the previous inspection, the windows are clean, read the meters and generally
look to make sure you can move in immediately. Some flats are older than others but
you will have seen the flat to know what to expect when you move in.
Each flat should be wind and water tight. Some properties are old and drafts can be
expected but this should be kept to a minimum. If the property is very drafty we might
be able to reduce this.
Each flat should be clean. If it isn't and our check has missed something please let
us know immediately. The cost of cleaning should be borne by the previous tenant and
not the landlord and so the sooner you let us know the better, in any case within
60 hours.
You will receive an inventory. Each inventory has details of each room with subjective
comments as to the condition of each item in the room on entry. You must check this
inventory and return it signed to us within 7 days of moving in. It is this document
that forms the basis of your exit check at the end of your lease.
You will be asked to sign a AT5 form. This form makes sure that you understand that
you are signing a Short Assured Tenancy agreement and that you have to vacate at the
end of the lease.
The Short Assured Tenancy agreement is signed to give you and the landlord security.
Amongst other things it means that you are the tenant for a minimum of 6 months. It
means that you must pay the rent as and when stipulated. That you will look after
the property and if any damage is caused it may be deducted from your deposit. It
means that the landlord gives you the keys for the occupancy of the property for the
period of the lease. You must fully read this document as all documents before signing.
It is a standard document that is signed by all tenants so we wont try to slip something
in hoping that you wont notice!.
