What do you do before you move in?
You must check that you have all the paperwork that we require
to reference you.
We need to check your references. Please therefore bring a recent pay slip as proof
of your employment. Details of your employer if not shown, proof of your residence
at your current address (power supply bill / telephone bill—but not a mobile telephone
bill/ council tax bill) and details of your next of kin.
You must pay a deposit.
The deposit is one months rent.
You must have seen the property before taking the lease.
Some tenants want the property and put down a holding deposit on it before they even
see it. We will not complete the transaction until you have seen the property.
You must sign an AT5
An AT5 is a form that confirms that you understand that you are about to sign a Short
Assured Tenancy Agreement that conforms to the Housing (Scotland) Act of 1988.
You must sign the lease
This will be a Short Assured Tenancy Agreement that governs your and your landlord’s
responsibilities and also will detail the start date, the end date, the rent and the
deposit amongst other things. It conforms to the Housing (Scotland) Act 1988.
You must pay rent up front covering the rent due to the next
rent day.
The rent due day is the 1st of each month. Cleared rent must be paid into our account
by that day. Between the date of entry and the first of the following month will have
to be paid pro rata. In the event that the time period between entry and the first
of the following month being too short to set up a standing order, the rent due will
be until the 1st of the next month.

Q. What is a holding deposit.
A. We can hold the property off the market for a maximum of 3 days
on the payment of a holding deposit. This will be 1/4 of the month’s rent. This amount
is forfeited if for any reason you decide not to proceed with completing the rental
after the 60 hours.
Q. When can I move in?
A. Assuming the property is empty, you can move in immediately after
all our checks have been completed and that the landlord has given their permission
(it is their final say on who takes the property).
