At The End of Your Tenancy

We will write to you some 8 weeks prior to your vacating the property asking if you wish to extend. Please respond immediately to us. If you are moving remember that a final check can not be completed with you still in the property. Often checks are completed when the tenant has moved out (the first working day after the end of the lease) but if you want to be there for the inspection please make an appointment. Checkouts are carried out by a member of our staff during the working week.

Bed linen.  I didn't have time to wash and iron it properly so I have left them hanging for you to sort.

Someone will have to iron them and the costs will be charged to you.

It was broken when I moved in

An inventory is issued at the start of the tenancy.  It is your responsibility to inform us of any discrepencies at that time.

It smelt like this when I moved in

We check the property after the end of each lease and also before the start of a new lease. 

It wasn’t as clean as it is now.

I have spent hours cleaning.

If the property is not clean then it has to be cleaned by a outside contractor.

I just stored the landlord’s belongings and they are still in boxes.

You must remove the items from storage, clean them where necessary and replace in the rooms as detailed on the inventory for our checking.

Mould started growing on the ceiling in the bathroom. 

This is because of poor ventilation.  It is your responsibility to keep the bathroom free of a build up of condensation.  Open windows if necessary but always leave on the extractor fan if fitted, Never switch off at the spur.

The windows were dirty on entry or I couldn't reach to clean the windows.

Please call a window cleaner.  The windows were cleaned on entry and it is your responsibility to have them cleaned on your exit.

Is it fair wear and tear?

The member of staff will determine wherether “fair, wear and tear” covers the problem otherwise the problem must be resolved. 

Can this be claimed on insurance?

If you have damaged an item by mistake this may well be covered by your insurance.
